A buyer who had relocated to Newcastle from overseas and was renting locally came to us cash-ready but still unfamiliar with the market. They were doing their own searching. The read
Hamilton East is a tightly held, high-growth market that had just moved through a real contraction. At the time, Newcastle was carrying a lot of similar stock, all competing for the same small pool of buyers. To most people that looks like a market to avoid. To us it was the window: when good homes are sitting and sellers outnumber committed buyers, the person on the buying side finally holds the leverage.
What we did
We assessed the property, valued it against current market conditions, and formulated a negotiation strategy so the buyer could act with conviction instead of hesitation. Then we built the offer around the thing that mattered more than a bigger number: the seller's situation.
The seller needed two things to move on their own next home: funds, and the certainty of a confirmed sale. Our buyer could give them exactly that. So rather than lead with one big figure, we opened lower and lifted our offer in three deliberate steps up to the number we wanted, so that by the end the vendor felt they had won the negotiation. Genuine deals happen when both sides are working toward the same outcome, and this was one of them.
Alongside the negotiation we ran the parts that trip up a buyer still new to the market: coordinating the solicitor, the building and pest inspection, and giving honest feedback at every step so they always knew where they stood.
The result
A five-bedroom, two-bathroom home with a pool on 530sqm in a premium Newcastle pocket, secured for $2,930,000. It's a family home first, not an investment, but the two aren't at odds. Bought at the right point in the cycle and on terms that suited both sides, it puts them in a stronger net position as the market moves out of its contraction phase, with real optionality down the track, including the room to downsize on their own terms later in life.
