Because finding the listing is the easy part, and it is not what you are paying for. You are paying for knowing what a property is really worth, seeing the stock that never gets advertised, checking a site for hidden upside or hidden problems, and running the negotiation from your side. The search is free. The judgement is the job.
What tools do buyers agents actually use?

Are buyers agents worth the money?
If you keep getting outbid, cannot price a property with confidence, or you are about to spend seven figures in a suburb you do not know, the fee is usually smaller than the mistake. If you know the market cold and nobody else wants the house, you do not need one.
Could I just buy these tools myself?
You could buy some of them. Two of the most useful, Quiet List and OpenBA, are locked to buyers agents and you cannot access them at all.
