He wanted one property that could be a base to call home whenever he landed, and make money whether he lived in it or not: something he could lease immediately if he needed to, and add value to over time. Why Charlestown
For him, it was lifestyle: one of the few pockets that puts you within reach of the beach and the lake at once. On the numbers, it was timing. Charlestown had the growth history, sat at a favourable point in its cycle, had supply tightening over the long term against rising demand, and was still trading below its own long-term affordability trend. How we bought it under value
The edge came from the vendor's situation. They had already bought their next property and needed to settle this one inside a set timeframe. Eighteen months on
He's using it as his base, so we never leased it, and the equity kept building anyway. Eighteen months in, he's sitting on north of $300,000. Now the conversation is about what to do with it: pull the equity out to fund the next purchase, or reinvest it into extending the living area and adding a bedroom, which lifts the property further again. We expect it to comfortably exceed 100% growth over the decade. The $140,000 on settlement day was just the start of the gap.
