How to choose a buyers agent in Newcastle
From the outside, every buyers agent looks the same: the same promises, the same stock photography, the same word "trusted". The difference is in the answers to a handful of questions most buyers never think to ask, and the ones an agency would rather you did not put in writing. Here are the seven. Ours are below each, in the open.
The seven questions that separate a good buyers agent from an expensive one
Put these to anyone you are considering, ours included. The right agent answers all seven without flinching. Watch what happens on the fee.
| Ask them | Why it matters | MacKenzie |
|---|---|---|
| Will you name an exact fee before I sign, without a strategy session first? | Every agency puts a percentage on the agreement. Almost none will give you a real number until you have booked a call and sat through a strategy session. A percentage is not the same as knowing what you will pay. | A fixed fee from 1.1% of the estimated purchase price, agreed in writing before you sign. For a number specific to your purchase, take our instant quote. No call, no strategy session. |
| Do you still get paid if I overpay? | Most agencies charge a percentage of the purchase price, so the more you pay, the more they earn. Their fee grows with your price, which is worth remembering when they are the ones advising you on it. | Our fee is fixed before you sign, so it never grows with the price. And if we cannot create more value than our fee, we tell you to buy without us. We say that to about 1 in 3 people we assess. |
| Do you take referral fees or any money from the seller’s side? | A buyers agent is only worth having if they sit on one side of the table. Referral income from agents, developers or brokers quietly points the other way. | We work one side of the deal. No commissions, kickbacks or referral fees from sellers, selling agents, developers or brokers. You are the only party who pays us. |
| Will the person I meet be the person who does the work? | In larger and national operations the principal often wins the brief and a junior runs the file. You bought the reputation and got the trainee. | You work directly with Aaron Downie from brief to keys. Boutique by design, with a deliberate cap on how many buyers we carry at once. |
| How many clients are you carrying right now? | High-volume models spread attention thin. Your search competes with dozens of others for the same hours in the week. | We cap active briefs on purpose. Fewer clients means more of the market walked in person for each one. |
| Is Newcastle your market, or one of many? | A price you can defend comes from knowing a street, not a state. National coverage can mean a database and a phone, not someone who has stood in the room. | Newcastle and the Hunter are the market, not a franchise territory. We price pocket by pocket, because value here changes street to street. |
| What off-market access do you really have, and how? | "We get off-markets" is a slogan until you ask how. One agent’s goodwill is not a system, and it is not access at scale. | We source through OpenBA, sourcing software locked to buyers agents, to find off-market opportunities, alongside the agent networks we work daily. A represented buyer gets shown stock a walk-in never hears about. Merewether below was bought before it was ever advertised. |
On that last one, the tooling is not a secret. OpenBA and the rest of the stack we buy through are listed on our tools page, which is more than most agencies will tell you.
Every buyers agent looks the same on the website. The difference is in the answers they would rather you did not ask for in writing.
What it costs
We put the number where you can see it, because the fee is the first honesty test. The percentage sets a fixed fee based on the estimated purchase price, agreed in writing before you sign. It is locked upfront, so it does not drift up with whatever you end up paying. Two ways to work with us, both under the same guarantee.
| Scope | Fee | What we do |
|---|---|---|
| You inspect | Fixed, from 1.1% | We source (including off-market), run the due diligence, price it and negotiate. You attend the inspections. |
| Full service | Fixed, 1.65% | Everything above, inspections included. We are your eyes on the ground from brief to settlement. |
A small retainer to start, the balance once we have bought. And we are honest upfront: if we cannot create more value than our fee, we tell you to buy without us. We only take briefs where we back ourselves on the gap between price and value. More on what a buyers agent costs.
Most agencies will not quote your purchase until you have booked a call and sat through a strategy session. Tell us the purchase and we will give you a fixed-fee number, no session required.
Who we are best for
We are a boutique agency, and that is a deliberate choice, not a stage we are trying to grow out of. The principal does the work, the client list is capped, and the attention goes where it is needed. That suits a particular buyer: someone spending enough that a single mistake costs more than the fee, buying in a market they do not know cold, or bidding against people who do. Owner-occupier or investor, the value is the same, a defensible price and a verdict you can trust.
When you don't need us
We are not for everyone, and it is worth saying so. If you already own and live in the same market you are buying in, you are in regular contact with every agent who might have an opportunity, you have the confidence to value a property yourself instead of leaning on the agent's guide price, you know how to build a negotiation strategy and lead it instead of being led, you can tick every due-diligence box from environmental risk to planning risk and protect your downside on your own, and you have the time to inspect every property and keep working the agents for stock the market never sees, then save the fee. Where we earn it is the opposite: when even one of those is not true.
Proof, not adjectives

Put the seven questions to us
Tell us what you are looking for, where, and your budget. We will answer all seven on the spot, tell you honestly whether you need us, and if you do, whether we can add more than our fee.
Choosing a buyers agent, the questions people ask
How do I choose a buyers agent in Newcastle?
Judge them on their answers, not their website, because from the outside every buyers agent looks the same. Ask seven things: will you name an exact fee before I sign or make me sit through a strategy session first; do you still get paid if I overpay; do you take any money from the seller’s side; will the person I meet do the actual work; how many clients are you carrying; is Newcastle your market or one of many; and what off-market access do you really have. The right agent for you answers all seven without flinching. The wrong one gets vague on the fee.
What questions should I ask a buyers agent before hiring one?
The same seven. The two that separate most quickly are the fee and the guarantee. An agency that will not give you a real number until you have sat through a strategy session is telling you something, and an agency whose percentage fee grows with the price you pay has no reason to hold it down. Ask both in writing.
Who is the best buyers agent in Newcastle?
There is no single best, and anyone who tells you they are objectively number one is selling. The best buyers agent is the one whose model fits your side of the deal, measured on the seven tests above. On those tests MacKenzie is boutique, genuinely local, takes no money from the seller’s side, and is honest about fit: if we cannot create more value than our fee, we tell you to buy without us. We say that to about 1 in 3 people we assess. Judge us on that, not on a slogan.
How much does a buyers agent in Newcastle cost?
The Newcastle benchmark is about 2% of the purchase price, with a wide spread from roughly 1.1% to 2.2% including GST depending on scope. MacKenzie is from 1.1%, fixed before you sign, and if we can't create more value than our fee, we'll tell you to buy without us. See the full breakdown on our buyers agent fees page.
What is a boutique buyers agent, and does it matter?
Boutique means the principal does the work and the number of clients is capped on purpose, so your brief gets senior attention instead of being handed to a junior in a volume shop. It matters most when the buy is hard: a pocketed market, a competitive suburb, or a purchase large enough that a single mistake costs more than the fee.
Is a buyers agent worth it?
Depends what losing costs you. If you keep getting outbid, cannot price a property with confidence, or you are about to spend seven figures in a suburb you do not know, the fee is usually smaller than the mistake. If you already own in the area, can value a property yourself and nobody else is chasing the house, you do not need one. We will tell you which you are.
