Short answer: for the coast, Redhead, Dudley, Catherine Hill Bay and Swansea Heads. For the lake, Warners Bay, Eleebana and Croudace Bay. For a family home around $1.5M, Eleebana, Adamstown Heights, New Lambton Heights and Charlestown. My own picks: Charlestown, Dudley, New Lambton Heights and Redhead.
You want the beach
Lake Macquarie has a genuinely good coastline, and it still costs less than the Newcastle beach suburbs. Different pockets, different demographics, but the same trade: you pay for proximity to the sand.
Best fit: Redhead, Dudley, Catherine Hill Bay, Swansea Heads
The premium end: roughly $1.6M at Redhead up to about $2M at Catherine Hill Bay and Dudley.
You want the lake
The reason the LGA exists. Cafes on the water, boats, room to breathe, and a family pace. This is where a lot of Novocastrians trade the inner city for space without going bush.

You want a family home your money can reach
This is where Lake Macquarie earns its keep. Four-bedroom family homes for around what a two-bedroom inner-Newcastle place costs, in suburbs that hold up.
Best fit: Eleebana, Adamstown Heights, New Lambton Heights, Charlestown
Around $1.5M for a four-bedroom family home in the better-positioned pockets. New Lambton Heights is well placed next to John Hunter Hospital and the road upgrades.

Charlestown for family value and access, Dudley and Redhead for the coast, and New Lambton Heights for a quality family home that is well positioned next to the John Hunter Hospital and the new road upgrades. Which one is right still comes down to whether your life points at the lake, the beach, or the school gate.

You get more house, more land, and often the lake or the coast, for less than the equivalent in Merewether or The Junction.
